BEST WAY TO GET A GOOD MORTGAGE
Mortgage money is flowing to those that are qualified. ..the trick is to qualify. The rules have changed from the interest only arms and stated income loans of the last administration.
“As Fannie Mae and Freddie Mac continue to raise the bar for home buyers with increased fees and stricter guidelines, new home buyers can benefit enormously from FHA loans with as little as 3.5% down and less than perfect credit scores,” declares Eric Bruskotter of Campbell Financial Services.
The experts say these are the current elements homebuyers should factor in as they prepare to apply for a loan.
Down Payment - Borrowers should expect to put down at least 10 percent for a “conforming loan” – a mortgage that Fannie Mae and Freddie Mac will purchase.
Credit Score – For the best rates, you want to have at least a 720 on the 850-point FICO rating scale.
"A score between 720 and 739 gets 0.125 percent added to the rate, a score between 700 and 719 gets 0.375 percent added to the rate, and a score between 680 and 699 gets 0.5 percent added to the rate,” shares Rich Bira, of FCM Direct.

Paperwork – Your bank is going to ask for your tax, banking and other records that prove income, savings and debts…and that’s just to start. Banks are notorious for asking for an endless requests for information. They’ll tell you, “underwriting is requesting…” Feel assured that this endless parade of paperwork of standard procedure.
Pay Your Bills – The less debt the better. Experts say limit your debt - including what you expect to pay for the mortgage, to less than 43 percent of gross.
